On the basis of analysis the situation in housing and communal services of the Sakha Republic (Yakutia) methodological approaches to research of innovative development of branch are considered. The enterprise initiative based on achievements of modern scientific and technical progress, supported by the capital market, can generate innovations in the production sphere of housing and communal services
