Subject The article addresses financial relations in the management of apartment buildings in modern Russia.
Objectives The purpose of the study is to present proposals for building an efficient financial and economic model (models) of management companies in the housing and utilities sector.
Methods The study draws on formal logic, analysis and synthesis.
Results We developed scientifically grounded principles and approaches to building an efficient financial model (models) of business entities' functioning in the sphere of housing and utilities. The paper underpins the need to increase the authorized capital of management companies to a value required for generation of financial resources to do business. It is crucial to strengthen financial control over the activity of management companies, including the cash flows monitoring by banks.
Conclusions The financial and economic model of management organizations in the housing and utilities sector should include the following elements: a sufficient amount of own funds to finance economic activities; an asset structure enabling to perform management and maintenance functions. It is important to introduce an efficient and transparent system of State financial control and bank control over cash outflows.
